When You Do Need a Permit in Dallas
Structural Changes to the Opening
If your project involves widening or resizing the garage opening, removing part of the framing, altering the header, or cutting a new opening in the wall, a building permit is required. This type of work changes the structural configuration of the home and must be inspected. Most standard door replacement projects do not involve this, but if you are switching from a single-car to a double-car opening or raising the header height for an oversized door, confirm permit requirements with the City of Dallas before work begins.
Electrical Panel Work
Installing a new garage door opener typically does not require a permit because it plugs into an existing outlet. However, if your project involves adding a new dedicated circuit, upgrading the electrical panel, or running new wiring, work that goes beyond a plug-in installation, an electrical permit is required. A licensed electrician should pull this permit, not the homeowner.
Historic Districts and Conservation Districts
Dallas has a number of historic districts and conservation districts, including parts of Lakewood, Swiss Avenue, and the M Streets, where additional review requirements apply to exterior changes. If your home is in a historic or conservation district, check with the City of Dallas Office of Historic Preservation before scheduling your installation. In these areas, door style, material, and color may be subject to approval even for a like-for-like replacement.
HOA Rules: A Separate Question from City Permits
Important distinction:
A city building permit and HOA approval are two separate things. Not needing a city permit does not mean your HOA doesn't need to approve the project. Many Dallas-area neighborhoods, particularly in Coppell, Murphy, and planned communities across North Dallas, have HOA architectural review committees that govern exterior changes including garage door style, color, and material.
Always check your HOA's CC&Rs and submit an architectural review request before scheduling installation if you live in an HOA-governed community. Under Texas Property Code Chapter 202, HOAs can enforce rules through fines and liens.
